Sun City Home Owners Association (SCHOA) Fees
Due at Sale of a Home to New Owner – Effective January 1, 2026
When a title company contacts SCHOA about a pending sale of the home, SCHOA is not required by law or statute to provide the requested documents. To provide such documents, SCHOA is entitled to financial consideration to defray its expenses in the provision of such information and documentation.
Also, the area known as Sun City is not a planned community as defined by ARS 33-1801 et seq. as it does not own or manage Common Areas. However, the lots are subject to recorded CC&Rs (deed restrictions). SCHOA, a non-profit entity, is per the CC&Rs, the entity with authority to enforce the recorded CC&Rs against the owners of lots in Sun City.

- Inspection/Document Fee *$300
Payor: Negotiated Between Buyer & Seller – Normally Paid by Seller
The name of the current Enforcement Fee has been changed to Inspection/Document Fee. This fee is to defray SCHOAs administrative and other expenses to gather, research and provide information on the Lot being sold, provide requested documents related to SCHOA and the property, disclose if a lien exists and about whether any CC&R Restriction violations exist on the Lot being sold. - CC&R Property Enforcement Fee *$300
Payor: As Negotiated Between Buyer and Seller – Normally Paid by Buyer
SCHOA uses this fee to help fund performing its obligations and/or duties imposed upon it via the CC&Rs or as otherwise authorized or contemplated under its Bylaws, Articles or for any proper purpose under Arizona law. - Membership Fee $25
Though SCHOA is responsible with maintaining our mandatory CC&Rs, membership with the Association is voluntary, though highly encouraged. The membership fee is currently $25 per year. This fee is separate from the RCSC mandatory fees. - RCSC: Recreation Centers of Sun City, Inc (RCSC), a separate entity, is owed other fees at the sale of property –
