SCHOA Fees

The Sun City Home Owners Association (SCHOA) oversees the community of SINGLE FAMILY HOMES. If you need information on the Recreation Centers of Sun City (RCSC) you will need to contact them. If you are purchasing a Condominium, Duplex or Gemini home you will need to contact the Sun City Condo Association.

SCHOA is responsible for enforcing the CC&Rs (Covenants, Conditions and Restrictions) that every Sun City Homeowner agrees to these deed restrictions when moving into Sun City.  You can download a copy of the SCHOA CC&Rs (Covenants, Conditions and Restrictions) here.

Age Restrictions – PLEASE SEE Section 2 our in CC&Rs

  • The Property is intended to constitute housing intended and operated for occupancy by at least one person fifty-five (55) years of age or older per unit under the Fair Housing Amendments Act of 1988, U.S.C. § 3600, et seq., and the Arizona Fair Housing Act, A.R.S. § 44-1491, et seq., (collectively, the “Fair Housing Acts”).
  • Except as provided below, at least one occupant of each residential unit must be 55 years of age or older, and no person under nineteen (19) years of age shall occupy or reside in a residential unit for more than ninety (90) days in any twelve (12) month period.

Sun City Home Owners Association (SCHOA) Fees
Due at Sale of a Home to New Owner –
Effective January 1, 2026

When a title company contacts SCHOA about a pending sale of the home, SCHOA is not required by law or statute to provide the requested documents.  To provide such documents, SCHOA is entitled to financial consideration to defray its expenses in the provision of such information and documentation.

Also, the area known as Sun City is not a planned community as defined by ARS 33-1801 et seq. as it does not own or manage Common Areas.  However, the lots are subject to recorded CC&Rs (deed restrictions).  SCHOA, a non-profit entity, is per the CC&Rs, the entity with authority to enforce the recorded CC&Rs against the owners of lots in Sun City.

Effective January 1, 2026

  • Inspection/Document Fee *$300 
    Payor:  Negotiated Between Buyer & Seller – Normally Paid by Seller
    The name of the current Enforcement Fee has been changed to Inspection/Document Fee. This fee is to defray SCHOAs administrative and other expenses to gather, research and provide information on the Lot being sold, provide requested documents related to SCHOA and the property, disclose if a lien exists and about whether any CC&R Restriction violations exist on the Lot being sold.
  • CC&R Property Enforcement Fee *$300
    Payor:  As Negotiated Between Buyer and Seller – Normally Paid by Buyer
    SCHOA uses this fee to help fund performing its obligations and/or duties imposed upon it via the CC&Rs or as otherwise authorized or contemplated under its Bylaws, Articles or for any proper purpose under Arizona law.

The SCHOA office is open Monday – Thursday between 9:00am and 3:00pm, and on Friday 9:00am to Noon, to purchase a map or visit.

The RCSC maintains all of the Sun City Recreation Centers, Golf Courses, Clubs and Activities. They do have mandatory fees that pertain to all property owners.
