Covenants, Conditions and Restrictions

SCHOA CC&Rs

What are CC&Rs

Have you ever wondered what the abbreviation CC&R stands for?  It is a real estate acronym for Covenants, Conditions and Restrictions.  CC&Rs are created and equitably enforced to help communities such as Sun City continue to support the investment you have in your home and to protect your property.  CC&Rs require universal compliance among all home owners and residents.

Compliance

When you purchased your home, regardless of how long ago, you should have received a set of CC&Rs (aka Deed Restrictions) at closing.  These Deed Restrictions indicate what you can and cannot do with the property you own in Sun City.  Generally, CC&Rs can be 50 pages or more in length.  However, the Sun City CC&Rs have been revised and re-stated in a language that is easily understood.

The Sun City Home Owners Association is charged with ensuring compliance with the CC&Rs regardless of whether or not a home owner/resident chooses to be an active member of SCHOA.  The reason is simple and is captured in the opening of the SCHOA Mission Statement:  SCHOA’s responsibility is “To provide for the well-being of Sun City (residents).”  

Implicit in this Mission is the directive that SCHOA shall ensure compliance with the CC&Rs (including legal action but only after all other avenues have been exhausted) for the following reasons:

  • To continually maintain all property values
  • To ensure that the community does not decline in its appeal among current home owners as well as prospective future retirees
  • To foster an environment of unity, harmony and cooperation among all Sun City residents

Fortunately, the majority of home owners are compliant with Sun City CC&Rs; however, there are times that violations occur and need to be addressed.   To help continue to preserve the aesthetics and appeal of the community, it is helpful to periodically review these documents.   The following is a copy of the CC&Rs (SCHOA CC&Rs) for your information or you may pick a copy up at the SCHOA office.  

For neighbors who live in condominiums, you have separate and additional CC&Rs for your specific condo community-association.   If you would like to obtain a copy of your condo-HOA CC&Rs, please contact the Sun City Condo Owners Association (SCCOA) at 623-974-9035.
