Prospective Residents, Realtors and Title Companies

The Sun City Home Owners Association (SCHOA) oversees the community of SINGLE FAMILY HOMES. If you need information on the Recreation Centers of Sun City (RCSC) you will need to contact them. If you are purchasing a Condominium, Duplex or Gemini home you will need to contact the Sun City Condo Association. 


SCHOA Mission:

“To provide for the well-being of Sun City through fair and universal compliance with the CC&Rs.” (Covenants, Conditions and Restrictions)

Sun City Home Owners Association (SCHOA) is responsible for enforcing the CC&Rs (Covenants, Conditions and Restrictions) that every Sun City Home Owner signs when moving into Sun City.

SCHOA FEES: 

Membership
Though SCHOA is charged with maintaining our CC&Rs, membership with the Association is voluntary, though highly encouraged. The annual membership fee is currently $25 per year. This fee is separate from the RCSC mandatory fees.

Disclosure Fee
The $200 fee is for the preparation of a report verifying a property is free of liens, if there are any outstanding balances on the property, as well as, verifying whether or not there are any open violations.

Architectural Application (generally for Solar)
SCHOA does not have an architectural review committee. Please check with Maricopa County for permitting requirements.

Age Affidavit form is needed for each homeowner. Form can be downloaded here.

Age Restrictions – PLEASE SEE PAGES 2-3 in CC&Rs

  • The Property is intended to constitute housing intended and operated for occupancy by at least one person fifty-five (55) years of age or older per unit under the Fair Housing Amendments Act of 1988, U.S.C. § 3600, et seq., and the Arizona Fair Housing Act, A.R.S. § 44-1491, et seq., (collectively, the “Fair Housing Acts”).
  • Except as provided below, at least one occupant of each residential unit must be 55 years of age or older, and no person under nineteen (19) years of age shall occupy or reside in a residential unit for more than ninety (90) days in any twelve (12) month period.

There is a portion of 85373 which has a Sun City zip code but is not actually in the Sun City community. Please view this map to review this.

SCHOA is separate from the Recreation Centers of Sun City (RCSC).  The RCSC maintains all of the Sun City Recreation Centers, Golf Courses, Clubs and Activities. They do have mandatory fees that pertain to all property owners. Please contact them directly to discuss this with them.
