Click Ad For Sponsor Info | CC&Rs (Deed Restrictions) Overview What are CC&Rs Have you ever wondered what the abbreviation CC&R stands for? For those of you who do not know, it is a real estate acronym for Covenants, Conditions and Restrictions. CC&Rs are often regarded as classic legal boilerplate, variously regulating the usages and aesthetics of a neighborhood. In other words, CC&Rs are created and equitably enforced to help communities like Sun City continue to be well maintained so that the investment you have in your home and property is protected. As such, CC&Rs require universal compliance among all home owners and residents. Compliance When you purchased your home regardless of how long ago, you should have received a set of CC&Rs (aka Deed Restrictions) at closing. These Deed Restrictions indicate what you can and cannot do with the property you own in Sun City. Some/many CC&Rs can be 50 pages or more of confusing and overwhelming legal jargon, but the Sun City CC&Rs, revised and re-stated in 1998, are a total of 6 pages of deed restrictions plus 2 pages of clarifications, all in language that is generally easy to understand.
The Sun City Home Owners Association is charged with ensuring 100% compliance with the CC&Rs regardless of whether or not a home owner/resident chooses to be an active member of the Home Owners Association. The reason is simple and is captured in the opening of the SCHOA Mission Statement: SCHOA’s responsibility is “To provide for the prosperity and well-being of Sun City residents”. Implicit in this Mission is the directive that SCHOA ensures compliance with the CC&Rs (including legal action but only after all other avenues have been exhausted) for the following reasons:
Fortunately, the majority of home owners are compliant with Sun City CC&Rs, however, there still remain a number of violations that can be costly to correct. So, to help continue to preserve the aesthetics and appeal of our community, we encourage you to periodically review your copy of the CC&Rs. If you do not currently have a copy, please go to our Document Tab above and click "Get Your Copy of the CC&Rs" from the drop down menu, or you can stop by the SCHOA office and pick one up. For our many neighbors who live in condos, you may have your own set of CC&Rs that go hand in hand with the SCHOA CC&Rs. If you would like to obtain a copy of your condo CC&Rs, please contact the Condo Owners Association (COA) at 623-974-9035.
