| The success of any program is based on taking ownership in a Community. We have neighborhoods taking care of financially challenged people: taking care of yard work, buying food, and helping with expenses. SCHOA would like to thank the Sun City Mid-Week Bell Lions Club for the generous donation of $1,000 in the name of Sandy Becker Bequest. The donation is specifically earmarked for the SCHOA Financial Assistance Program to help those that are challenged with the inability to care for their property. This volunteer based program recently partnered again with some local businesses that provided labor and supplies for free. Our 40 plus volunteers help clean properties and do minor exterior repairs. Thanks to everyone that has supported this program. Tree Gleaning Information Hundreds of residents called to participate in the tree gleaning. SCHOA will continue to take request for tree gleaning through March 26th. The gleaning will continued until April 1st, 2010. The bins for the fruit will remain in place until April 1st at the following locations; Sun Dial Recreation Center, Bell Recreation Center, and the Sun Bowl. A portion of the proceeds go to the Financial Assistance Program. . OAKMONT RECREATION CENTER FUN DAY Celebrating “50 Years of Fun at Oakmont” On Saturday, March 20th, the club members at Oakmont are hosting a Fun Day to celebrate the past 50 years of fun at the center. This was the first of Sun City’s seven recreation centers. You are invited to join them between 8am and 2pm to explore the many activities and clubs. While enjoying music, food, and beverage, you will be able to talk with club members and browse the Flea Market, buy baked goods, or try your hand at one of the many activities offered at the Oakmont Center. Stop by, tell your friends and learn how you can add new interest to your life. SCAMS and FRAUDS Many people have been harmed by contractors over the winter for heating repair and roof replacements. SCHOA encourages everyone to get multiple bids, say “NO”, and don’t sign a contract requiring large deposits without researching the company. Also check with Better Business Bureau, Registrar of Contractors and the Attorney Generals Office for past violations, complaints, or pending litigation. Don’t be pressured into signing a contract, and if you do, remember there may be a three day right to cancel under statute. Get specifics of the work to be performed in writing along with any written guarantees offered by the contractor or company. You are the owner, you take control of what work is to be done. These hard times have brought out the worst in some. Let’s partner together and stop them. Report any scams to SCHOA so it can be posted. And remember..keep good documentation. Water Rate Increase SCHOA will continue to keep residents informed on the proposed actions being taken by the Arizona American Water Commission. The rate and action that the company is proposing is a financial detriment to the community. While other community’s rates could be going down, Sun City rates would go up substantially with this bundling. We would be asked to help pay for other water jurisdiction improvements that would not benefit Sun City. HUMOR Everything human is pathetic. The secret source of Humor itself is not joy but sorrow. The vendor list is located on the website, but you have to be a member to access the list. Just go to the “members tab” and enter your 7 digit phone number as your “user id”, leaving out any dashes etc. Then enter the default password (12345) and hit enter. To change your password, return to the “members tab” and click on my settings and change your password, then hit save. If you have problems, contact our office. Grandfathering Clause The CC&Rs’ outline the grandfathering clause. There are three things that SCHOA has to look at to see if a violation is currently grandfathered; length of ownership by the property owner, statutory limitations, and a combination of both. As property is sold, sheds, fences, setbacks, and improper building or violations of the CC&R’s have to be corrected prior to sale and transfer of ownership. In addition, SCHOA checks for permitting and turn those violations over to Maricopa Planning and Development. SCHOA has found many homes and other building additions and construction being done without permits which violate setback requirements, constructions requirements, and dwelling conditions under the CC&Rs. New owners, banks, property management, and other financials institutions have been going in and correcting these violations. Other violations are being corrected by the sellers prior to sale. SCHOA has been requested by sellers, buyers, real estate companies, and financial institutions to check for violations.
